The best in Twin Cities living is not only in Minnesota.

Some of the area’s most picturesque developments lie just across the St. Croix River. Troy Development has created three such communities near Hudson, Wis., offering spectacular association maintained living.

Troy Burne Village, south of Hudson, is a golf course community of unique Craftsman-style homes hugging the fairways of Troy Burne Golf Club. Each home’s spacious lot has privacy, yet the neighborhood remains connected through its active home-owners’ association. Residents plan regular activities, from Easter egg hunts to wine tastings. “The neighborhood has a great group of residents that really enjoy each other,” says Jennifer Failla, sales and marketing manager for Troy Development.

Neighborhood features include two miles of lighted walking paths, a 10-acre park and open-air gazebo that overlooks the St. Croix River. The association charges an annual fee of $500 for care of common areas and keeps the neighborhood well maintained. “The streetscape within Troy Burne Village is unbelievable, very appealing,” Failla says.

Perched on a hilltop to the east, Eagle Bluff offers a quiet cul-de-sac of luxurious homes. What sets this neighborhood apart are its stunning, panoramic vistas; most home sites sit 140 feet above the surrounding countryside. “The views are just phenomenal…you can see for miles in almost any direction,” Failla says.

Five lots remain, including a 19-acre parcel. Residents enjoy a 20-acre park, walking trails and an open-air gazebo. Like Troy Burne Village, the homeowners’ association at Eagle Bluff maintains common areas for an annual fee of about $500.

Hills of Troy was named Best Single-Family Neighborhood by the Builders Association of the Twin Cities last year. This development boasts rolling glacial topography and fantastic panoramas of the St. Croix valley. Failla says the neighborhood aims to provide beautiful recreation areas beyond each resident’s yard to emphasize an active lifestyle. Hills of Troy accomplishes this
handsomely in an eight-acre park with elevated pavilion, a tennis court, Little League baseball field, soccer field, putting green and fire pit. Another neighborhood highlight is the 3½-mile trail system, which meanders through valleys and over hills.

Annual association dues are $900 for maintenance of common areas, trails, and the park’s recreation facilities. Several model homes are now open in the neighborhood, which has 58 home sites in its first phase.

All three communities have architectural controls and protective covenants. All have one-acre or larger lots and homes between $550,000 and more than $2,500,000. And all three offer quick access to charming downtown Hudson, with its galleries, boutiques and St. Croix marina. The Hudson area is a short commute from the heart of the Twin Cities.

“The location is excellent—right off I-94, and makes for a very easy commute,” Failla says. “We have many residents who work in the Twin Cities.”
